If a builder has a licensed realtor representing them, so should you! And you should try to find a realtor with experience selling new construction homes in your state. Most builders, local and national, use their own contract which are written in their favor. You want professionals on your side to not only review contracts, but to also negotiate terms on your behalf to minimize the chances of you being taken advantage of. During the construction phase of my own house, I couldn’t believe the many ways the site managers attempted to take advantage of me before they found out I was a licensed real estate broker. The project manager at this community said he wasn’t thoroughly familiar with this process of having a pre-drywall home inspection completed since majority of buyers do NOT get a home inspection completed during ANY phase of the building process 😣😣Overall, my client’s house was in great shape but there were a few minor concerns. However, even the project manager, who works for the builder, said that all buyers should have a home inspector in who represents them to inspect their home, to double check their work AND double check the code inspectors. He said although he is building a home for my clients, he still works for the builder and represents them. I will ALWAYS recommend buyers not only use a realtor when purchasing new construction, but also hire a home inspector. The builder has representation and so should you!!
